Condo Renovation Cost in Kuala Lumpur: What Moves the Number

A condo renovation in Kuala Lumpur is priced by what you put into the unit, not by the postcode: how much carpentry, how much wet work, and how much of what the developer left you can keep. This guide explains how the quotes we price break down by built-up band and tier, the condo-only costs that never appear in a per-square-foot table, and why a new launch and a sub-sale unit of the same size cost differently.

Most KL condos fall into one of three built-up bands, and the band tells you more about the likely budget than the address does. "Basic" here means paint, lighting, a kitchen and one wardrobe; "Mid-range" adds wardrobes in every bedroom, plaster ceiling in the living and dining, and new flooring over the developer tiles; "Full" adds a wet-kitchen conversion or bathroom re-tiling on top of that.

Compare across tiers, not across sizes. In the quotes we price, the gap between Basic and Full in the same band is bigger than the gap between a 700 and a 1,200 sq ft unit at the same tier, because the expensive items (kitchen, wardrobes, bathrooms) exist in every unit regardless of size. That is also why the smallest units are the most expensive per square foot.

How to read a KL condo quotation

A quotation you can compare has the same shape whatever the unit size: the carpentry lines are quoted per foot run with the material named, the wet works separate hacking from tiling from waterproofing, and electrical is counted in points. If a quote you receive collapses all of that into one line called "renovation works", you cannot compare it with these or with anything else. The condo-only costs that per-square-foot guides leave out

Every cost guide ranking for this keyword today prices a condo the way it prices a terrace house, then adds a sentence that "high-rise work costs more". Here is what that sentence actually contains. None of these items are optional in a KL condo, and none of them appear in a per-square-foot rate.

Two of these deserve a closer look. The management deposit is the item that surprises first-time owners most, because it is paid before a single tile is lifted and it is set by the building, not by your contractor. Ask the management office for the renovation guidelines before you sign a quote: the permitted hours, the hacking rules, and whether the wet-area waterproofing has to be done by an approved method. The hacking limits matter because most KL condos forbid touching structural walls and slabs entirely, and many restrict wet-area changes, which decides whether that open-kitchen plan is possible at all.

New launch or sub-sale: the same 900 sq ft costs differently

The second variable most guides skip is the unit's age. Two 900 sq ft units in the same neighbourhood can be a long way apart in cost for one reason: how much of what is already there you can keep.

A new-launch unit arrives with developer floor tiles, bathroom fittings, a basic kitchen wall and a working electrical distribution board. You are mostly adding: carpentry, ceiling, lighting, and perhaps flooring laid over the developer tiles. You also have a defect liability period, so anything that is wrong on handover is the developer's cost, not yours, provided you report it before you renovate.

A sub-sale unit in an older KL condo usually means the reverse. Existing cabinets come out, wiring that predates modern appliance loads is replaced, aged plumbing and waterproofing in the wet areas are redone, and only then does the design work begin. The demolition and make-good is a real line item before you have chosen a single finish.

If you are choosing between the two types of unit and renovation budget is part of the decision, price the sub-sale renovation before you make the offer, not after.
