Renovation Cost in Malaysia 2026: How Quotes Are Priced

A renovation in Malaysia is priced by scope — how much carpentry, tiling and ceiling work you want — not by floor area, which is why two homes of the same size can carry very different quotes. This guide explains how quotes differ by property type and tier, where the budget goes, the five decisions that move the number, why a per-square-foot figure misleads, and how to read a quotation line by line.

Renovation cost in Malaysia by property type

Every quote we price is scoped in one of three tiers, whatever the property. "Basic" means paint, lighting, and one or two built-ins; "Mid-range" adds wardrobes in every bedroom, a plaster ceiling in the living and dining, and new flooring in the main areas; "Full" adds a wet-kitchen conversion, bathroom re-tiling and rewiring where needed. What changes by property type is which items dominate.

Two things to notice. First, a Full renovation is not simply three times a Basic one — the jump comes almost entirely from carpentry and wet works, which we break down next. Second, smaller units are more expensive per square foot, not less, because a kitchen costs roughly the same whether the unit is 600 or 1,200 sq ft.

Where each RM100 of your renovation actually goes

This is the order we see across mid-range condo jobs, largest line first. Your split will differ, but the order almost never does.

Carpentry being the largest line is why the kitchen and wardrobe decisions matter more than anything else you'll choose. It is also where quotes vary most between contractors — the same "kitchen cabinet" line can be plywood with a laminate finish or a fully aluminium carcass with a solid-surface top, at very different prices per foot run. The five decisions that move the number

Every quote we price comes down to the same five variables. If you know where you stand on each before you talk to a contractor, you will get a realistic number fast and avoid the "RM30k became RM55k" story.

1. Carpentry footage. Built-ins are quoted per foot run. A 10 ft kitchen with top and bottom cabinets plus a 7 ft wardrobe in each of three bedrooms is over 40 ft of carpentry before you've chosen a finish. Cutting one wardrobe or going open-shelf in the second bedroom changes the total more than any other single choice.

2. Wet works. Hacking and re-tiling a bathroom triggers waterproofing, which is the cost most homeowners never see coming. If the existing tiles are sound, tile-over-tile or a partial refresh avoids the hacking, the waterproofing and the debris haulage in one decision.

3. Ceiling. Full plaster ceiling across the living and dining, a cove or L-box only, or bare original ceiling with surface-mounted lights — three very different numbers for the same room, because ceiling is priced per square foot of what you cover, not per room.

4. Electrical points. Contractors count points (each switch, socket, light and fan position), not rooms. A new unit that needs 20 extra points and a distribution-board upgrade is a different job from one that needs six. Ask for the point count in writing.

5. Loose items you forget to budget. Curtains, blinds, window grilles, shower screens, a water heater, and moving-in cleaning. Individually small, together they are the line that most often turns a finished renovation into an unfinished move-in.

Why "renovation cost per square foot" misleads

Most guides — including the ones ranking above this post today — give you a per-square-foot range and let you multiply. Here is what that hides.

Take two units of the same size in the same kind of Klang Valley condo. One owner keeps the developer tiles and bathrooms, adds a kitchen, one wardrobe and paint. The other hacks both bathrooms, converts to a wet and dry kitchen, fits wardrobes in every room and puts a plaster ceiling through the living and dining. Same floor area, a total that is a multiple of the first, and neither owner was overcharged — they simply bought different amounts of carpentry and wet work. A per-square-foot number would have told both of them the same thing, and it would have been wrong for both. What a good quotation looks like, line by line

What to look for in your own quote: every carpentry line should state the foot run and the material; wet works should separate hacking, tiling and waterproofing; electrical should list the point count. If a quote gives you one lump-sum line called "renovation works", you cannot compare it with anything, and you cannot tell what changed when the price does.
