A 3-bedroom apartment in Malaysia typically renovates for a range that depends entirely on tier — basic, mid-range or full — because the fixed costs (kitchen, three wardrobes, entry ceiling) exist whatever you choose, and the variable costs (wet-kitchen conversion, full ceiling, rewiring) are what widen the gap. This guide sets out what each tier includes, where the money goes by category, and the four decisions in a 3-bedroom layout that move the number most.

What a 3-bedroom apartment renovation actually includes

Most 3-bedroom units in Malaysia — condo or landed — fall into the 800–1,200 sq ft range and carry the same core scope regardless of size: a kitchen, three wardrobes, ceiling and lighting through the shared living-dining space, and flooring or paint refresh in each bedroom. What changes between a "basic" and a "full" renovation is depth, not the list of rooms touched. The jump from Basic to Full is not proportional to the extra square footage touched — it comes almost entirely from carpentry (three wardrobes instead of one) and wet works (bathroom hacking and waterproofing), which the next section breaks down by category.

Where the budget goes in a 3-bedroom unit

A mid-range 3-bedroom quotation is made of the same lines whatever the block or the street. Listed largest first, this is the order we see in the quotes we price:

Carpentry is normally the largest line, ahead of every other category, and it is the line where three-bedroom units diverge most from smaller ones: you are quoting three wardrobes, not one, on top of the same kitchen.

The decisions that move this number in a 3-bedroom layout

How many bedrooms get a full wardrobe. A built-in wardrobe is quoted per foot run like the kitchen. Leaving the guest room with open shelving or a freestanding unit instead of a third built-in wardrobe is the single biggest lever a 3-bedroom homeowner has, because it removes an entire carpentry line rather than trimming one.

Whether the kitchen stays wet or goes dry-to-wet. Converting a dry kitchen to a wet-and-dry layout means hacking, plumbing relocation and waterproofing on top of the cabinet cost. How many bathrooms get re-tiled. A 3-bedroom unit usually has two bathrooms. Re-tiling both roughly doubles the wet-works and waterproofing cost versus refreshing just the fittings in one and leaving tiles as-is in the other, provided the existing tiles are sound.

Full ceiling versus partial. A plaster ceiling across the living-dining is priced per square foot of what it covers, not per room, so running it only over the dining area or skipping the bedrooms (which rarely need it) keeps this line proportional to the space that actually benefits from it.

Why a per-square-foot number doesn't work for 3-bedroom units

A 3-bedroom apartment's per-square-foot cost usually looks higher than a smaller unit's, which surprises people expecting bigger units to be cheaper per foot. The reason is that carpentry cost tracks the number of rooms, not the floor area — three wardrobes and a kitchen cost roughly the same whether the unit is 800 or 1,100 sq ft. Dividing a mostly-fixed carpentry bill by a bigger denominator doesn't move the total nearly as much as the per-square-foot framing suggests.
